Electrical Installation Condition Report (EICR)

At RL Electrical our experienced & highly professional team have been carrying out inspection reports & issuing electrical certificates to landlords for many years, providing both them and their tenants a peace of mind that there home is safe & risk-free.

The report will identify :
  • If there is a potential of fire hazard or risk of causing electric shock.
  • An adequate of earth bonding
  • If any electrical circuits and equipment are overloading.
  • If the current electrical circuits & equipment meets all the satisfactory requirements.


Visual inspections & tests will be carried out to ensure all fixed wiring & equipment meets satisfactory requirements. A schedule of both circuits/ tests results  will be provided which is vital to a property.

Landlord and Tenant Act 1985

It is essential that you are familiar with the landlord & tenant act 1985 which requires:

  • That the electrical installation & equipment is safe when tenants move in maintained in a safe condition throughout its period.
  • That a HMO (house in multiple occupation) has a periodic inspection carried out every 5 years. (If your property is not HMO you are not legally required to do this). Nevertheless, we  recommend that you have a competent & approved electrician carry out a periodic inspection on your rental properties every 5 years.
  • By carrying out both EICR & PAT testing on rental properties, this will ensure landlords have made the requirements needed.

EICR Classification Codes

Every individual observation found on the EICR will show some level of concern for the safety of the installation, therefore is given a classification code from the list below.

Landlord Safety Electrical Installation Certificate

The electrical installation safety certificate confirms that the electrical installation work to which it relates to, has been designed, constructed and tested in accordance with BS 7671 (IEE Wiring Regulations). It is a legal requirement to have this if you had a new/ additional circuits or if any alteration has been made to existing installation.

> It provides all the necessary information about the work carried out i.e new circuits & alterations of existing system.

( The Electrical Installation Certificate can only be carried out by registered & approved electricians i.e NAPIT Scheme)

Electrical Installation Certificate FAQ'S

You will receive both schedule of Inspection & schedule of test results. The original document must be given to the ” person ordering the work” & a copy will be kept with the electrician who completed the inspection and testing.

An EICR is used to determine if your existing electrical installation is safe & meets the current standards/regulations whereas EIC (Installation certificate) is used to notify building regulations of the work carried out by the electrician, that complies with the regulations.

By law, landlords will need to have periodic inspection/electrical safety checks carried out in their properties every 5 years.
