Is it mandatory to have my property’s inspected & tested ?

Electrical inspection & testing is a procedure completed by electricians. Every installation must be inspected and tested during erection and on completion before being put into service to verify, so far as is reasonably practicable, that the requirements of the regulations have been met. These are carried out in order to prevent danger to yourself and others around you including damage to your property/livestock.

Such safety checks are commonly referred to as ” periodic inspection & testing, once completed you will be issued with a EICR (condition report). For a new installation or addition of new circuits i.e upgrading fuseboards/consumer units, you will be issued with EIC (electrical installation certificate).

How often should a periodic inspection be carried out ?

At RL Electrical we recommended the following:

  • 10 years for a homeowner-inhabited dwellings.
  • 5 years for a rented home.
  • When a property is being prepared for letting.
  • Before selling a property or buying a previously- inhabited property.


There are different types of electrical inspections and it may be difficult to know which level of testing you may require.
